I remember some time ago, when values were generally declining but there were those small pockets of stabilization, which have all but disappeared. I received an email about one of these reports that were located in one of these pockets of stabilized areas and was essential requesting for me to explain myself and to provide additional comps because her software program said that it is a declining area. I wanted to write back and say “duh”, but being the professional I am, I explained that she was right, because some time has passed - it was now a declining area and that if she wanted a current value a new appraisal was needed. Why are underwriters coming back 5 months later asking for more data on an appraisal? Makes me wonder what is going on out there. One thing I do know is that our liability as Appraisers seems to be rising the more the market declines.
